Useful information for prospective tenants

  1. Most of our lettings are for a minimum period of six months.

  2. Once an acceptable offer has been made we will normally require a holding deposit equivalent to two weeks rent in order to hold the property for you subject to processing the necessary tenancy application check. .

  3. As soon as your offer is accepted we will carry out a tenancy application check through a specialist independent company, the cost of the check is £30 per tenant and is payable by the proposed tenant whether the tenancy proceeds or not.  If a guarantor is required, then a tenancy application check will be necessary for the guarantor, which will cost an additional £30.

  4. Deposits against any damages, dilapidations or unpaid bills are required and normally equivalent to six weeks rent. These monies are payable on signing the tenancy agreement. We will hold the deposit in a properly insured account as required by law, in accordance with the scheme administered by The Dispute Service (www.thedisputeservice.co.uk). If we do not hold the deposit, we will give you details of the scheme the deposit will be held with.

  5. A tenancy agreement charge will be payable in the sum of £85.00. This will be due at the same time as the initial rent and deposit monies.

  6. Rent is usually paid monthly or quarterly in advance and normally by way of standing order as directed in the tenancy agreement.

  7. Please note cash payments cannot be accepted at any time and appropriate monies must be paid through your bank or by a bankers draft.

  8. Prior to your occupation the tenancy agreement is to be signed by all of the tenants (over the age of 18) and returned to Vickers & Co with cleared funds for the total monies due.

  9. Tenants are responsible for insuring all their personal effects.

  10. Tenants are responsible for ensuring that all utility supplies and council tax are transferred in to their name on commencement of the tenancy and for ensuring payment is made of the respective accounts for the duration of the tenancy.
